What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service needed?

Property taxes

Tax records often reflect the wrong square footage because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more space than you own! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A home measurement service can secure fair market value for your home. Square footage is one of the most important elements potential buyers look for when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service completed by an appraiser (after any renovation that might have affected square footage).

Information for agents

To ensure that your client's property closes at a price that accurately reflects true market value, we advise seeking a floorplan service for the property. Your clients, and potential buyers, will be grateful for your attention to detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for attracting potential buyers because they can see the layout and characteristics of the property before and after touring.
